Property Details ?Enter the details of the property you wish to finance or leverage. The currency selection affects how values are displayed and calculated in that currency.

BTC Collateral Required: €500,000 ?50% of the property value must be posted as Bitcoin collateral for the prēcinct mortgage.

Loan Period ?The loan is structured over a fixed 20-year term, with the first 7 years as interest-only payments. From year 8, payments amortise over the remaining 13 years. Adjust the start and close years to simulate different holding periods.

Loan Term: 20 years ?Fixed term for amortisation calculations, but you can model shorter holdings by adjusting the close year.

Bitcoin Details ?Provide Bitcoin assumptions for collateral growth. Collateral is 50% of property value in BTC. Use CAGR for projected growth or a fixed exit price. This impacts gains and the 15% performance fee at settlement.
